How to Choose a Marketing Agency in Langley (Without Getting Burned)
By the Map Sense Media team · Published · Updated
We are a marketing agency based in Abbotsford, BC, fifteen minutes up Highway 1 from Langley, and we work with Langley businesses every week. So take this with the salt it deserves. But we hear the same horror stories weekly, and if you are about to hire someone, this is what we would tell a friend.
The Fraser Valley agency market is noisy
Between Langley, Surrey, Abbotsford, and Vancouver, there are hundreds of shops calling themselves marketing agencies. Most are one of three things:
- A freelancer with a Squarespace site. Fine for a single deliverable. Dangerous as an outsourced marketing team.
- A media reseller. They resell Meta and Google ads with a markup, do no creative, and vanish when results slide.
- A production shop. Great video, no strategy. You get a beautiful film that nobody sees.
A real agency does creative, media, and measurement under one roof. Ask directly which of the three they are.
Questions to ask before signing
- Who actually does the work? Get names. If the pitch team disappears after the contract, walk away.
- How do you report? Weekly Loom + monthly dashboard is the minimum. Quarterly PDFs are a red flag.
- What is your cancellation policy? A confident agency offers 30-day notice. Twelve-month lock-ins protect them, not you.
- Show me a client in my industry you took from A to B, with numbers.
- What tools do you own vs. resell? If they cannot name their tech stack, they are winging it.
Red flags
- Guaranteed rankings. Nobody guarantees Google.
- Undisclosed ad spend markups above 15%.
- No case study with real client names on file.
- Slack, WhatsApp, email, and Notion all in play with no clear system.
- Kickoff decks that could belong to any brand in any industry.
What "good" looks like in Langley
A proper Langley agency should know the Fraser Valley market. They should have a Google Business Profile with recent reviews from real BC operators, not screenshots. They should be able to walk you through a live client dashboard within the first meeting, redacted where needed.
Pricing: expect CA$2,500 to CA$8,000 per month for full-service retained work, plus ad spend; single-channel packages such as content or social media management start lower, around CA$1,000 per month. Anything far below that is either a freelancer or a shop that will churn you in 90 days. Anything over $15,000 should come with a dedicated strategist and a bespoke measurement stack.
Local vs. Vancouver agencies
Vancouver agencies are not automatically better. They cost more, their strategists have never driven Fraser Highway at 8am, and their creative often reads like it was written for a Toronto audience. A Langley agency that understands your customer, your commute patterns, and your competitors is worth more than a downtown address.
The MSM sniff test
When we pitch, we send a Loom walking through the prospects account before the meeting, not after. If an agency will not show you the diagnosis before asking for the contract, they either cannot do it, or they are hiding what they see.
Hire the agency that shows their work.
